Christie to give keynote at GOP convention

by Associated Press

WASHINGTON -- Chris Christie, the sometimes abrasive but always entertaining governor of New Jersey, was tapped Tuesday as the keynote speaker for the Republicans? national convention later this month.

Christie, who considered a 2012 presidential bid of his own before endorsing former Massachusetts Gov. Mitt Romney, is already at work on his speech to the convention in Tampa, Fla. His record of cutting his state?s budget, curtailing public sector unions and dealing with a Democratic Legislature with disarming and combative confidence all were expected to be on display as he looked to fire up his party?s base.

"I?ll try to tell some very direct and hard truths to people in the country about the trouble that we?re in and the fact that fixing those problems is not going to be easy for any of them," Christie told USA Today in an interview announcing his assignment. He said he will describe his experiences in New Jersey as evidence that "the American people are ready to confront those problems head-on and endure some sacrifice."

The Romney campaign said Tuesday that Florida Sen. Marco Rubio will introduce Romney at the convention. Rubio campaigned with Romney in Miami on Monday, and both Rubio and Christie were believed to be under consideration to join the GOP ticket as Romney?s running mate?a role that was filled Saturday by Wisconsin Rep. Paul Ryan.

The keynote speech is the highest profile spot for someone not accepting the party?s presidential or vice presidential nominations. The slot has launched many political figures, most notably a little-known state senator from Illinois named Barack Obama in 2004. Four years later, he won the White House.

"As governor of New Jersey, Chris Christie has proven how bold Republican leadership gets results," Republican National Committee Chairman Reince Priebus said in a statement. "He has fearlessly tackled his state?s most difficult challenges while looking out for hardworking taxpayers."

Christie, already a favorite among fiscal conservatives for his tough talk and take-no-prisoners persona, will find a national introduction of sorts in Tampa and, perhaps, offer the opening steps toward a presidential run in 2016 if Romney loses, or in 2020. The 49-year-old former prosecutor has shown little sign that his influence is waning and has left the door open to a future White House run of his own.

Responding to a question about a 2016 presidential bid, Christie told NBC?s "Meet the Press" that he was "going to need a job" after 2013. He added, "So maybe it will be that. Who knows?"

Christie became the first Republican elected New Jersey governor in a dozen years when he defeated Democratic millionaire and ex-Wall Street executive Jon Corzine in 2009. Christie was among the most sought-after guest stars on the GOP speaking circuit and spent much of the recent years traipsing from Connecticut to Michigan and Illinois, appearing in Oregon and Minnesota to endorse fellow Republicans and elevating his own national profile.

Many in the party hoped he would mount a last-minute effort to get on the 2012 ballots. He weighed it and in October 2011 earned headlines when he declared with finality that "now is not my time" to run for president, dashing the hopes of Republicans still searching for someone other than then-front-runners Romney and Texas Gov. Rick Perry.

Christie had insisted for months that he wouldn?t run. But then came an intense weekend of reconsideration before he made a firm announcement at a news conference at the New Jersey Statehouse. His decision effectively made the campaign between Romney and the rotating cast of anti-Romneys who rose and fell as each primary came and went.

In leaving the 2012 melee, he said he wasn?t seeking the job of vice president.

"I just don?t think I have the personality to be asked," he said. "I?m not looking for that job."

But, apparently, he wasn?t opposed to going to Tampa to deliver a speech that may rekindle buzz about his own presidential ambitions.

"It?s what I accomplish or don?t accomplish as governor that will be the springboard or not for me," he told USA Today. "It?s not what you say but what you accomplish."

Rep. Akin: Pregnancy from rape is 'really rare'

ST. LOUIS (AP) ? Rep. Todd Akin, Missouri's GOP Senate candidate, has questioned whether women can become pregnant when they're raped.

Akin said in an interview with St. Louis television station KTVI released Sunday that pregnancy from rape is "really rare." A video of the interview is posted on the station's website.

Akin has said he opposes most abortions, and said in the interview that if a woman is raped, her body "has ways to shut that whole thing down."

Akin has served six terms and has said he's Missouri's most conservative congressman. He's running against Democratic Sen. Claire McCaskill.

McCaskill's campaign said Sunday that "Akin's record is riddled with policies and votes that hurt women."

Akin said Sunday the punishment for rape should be focused on the rapist and not "attacking the child."

Bill Gates kicks off search for toilet of the future

Microsoft co-founder turned global philanthropist Bill Gates on Tuesday launched a search for a new toilet better suited to developing countries.

The charitable foundation founded by Gates and his wife kicked off a "Reinvent the Toilet Fair" in Seattle and awarded prizes for promising innovations.

"Toilets are extremely important for public health and, when you think of it, even human dignity," Gates said in a statement at thegatesnotes.com.

"The flush toilets we use in the wealthy world are irrelevant, impractical and impossible for 40 percent of the global population, because they often don't have access to water, and sewers, electricity, and sewage treatment systems."

The Toilet Fair was described as a swirl of about 200 inventors, designers, investors, partners and others passionate about creating safe, effective, and inexpensive waste management systems.

Universities from Britain, Canada, and the United States were awarded prizes in a competition launched a year ago challenging inventors to come up with a better toilet.

First place went to the California Institute of Technology for designing a solar-powered toilet that generates hydrogen gas and electricity.

Loughborough University came in second for a toilet that transforms waste into biological charcoal, minerals, and clean water.

Third place went to the University of Toronto for a toilet that sanitizes human waste and recovers minerals and water.

"Four in 10 people worldwide don't have a safe way to poop," the Gates Foundation said in a message beneath a Reinvent the Toilet video at its gatesfoundation.org website.

Approximately 2.5 billion people worldwide don't have access to safe sanitation systems for handling the basic and vital need to dispose of bodily waste, according to Gates.

"Beyond a question of human dignity, this lack of access also endangers people's lives, creates an economic and a health burden for poor communities, and hurts the environment," Gates said.

Food or water tainted with fecal matter causes intestinal diseases that kill 1.5 million children annually -- a figure higher than deaths from AIDS and malaria combined, according to Gates.

"Inventing new toilets is one of the most important things we can do to reduce child deaths and disease and improve people's lives," Gates said.

"It is also something that can help wealthier countries conserve fresh water for other important purposes besides flushing."

Asian economies most at risk from natural disasters

Asian countries dominate a league table of economies most at risk from earthquakes, floods, storms and other natural hazards, according to research published on Wednesday.

In an assessment of 197 countries, British risk consultancy Maplecroft said six Asian countries were among the 10 countries whose economies were most vulnerable to catastrophes.

The list is headed by Bangladesh and the Philippines, which along with Myanmar are considered to be at "extreme" risk.

Only one other country, the Caribbean state of Dominican Republic, falls into this category, and was rated third overall.

The other countries in the top 10 were India, Vietnam, Honduras, Laos, Haiti and Nicaragua.

The "Natural Hazards Risk Atlas" looks at the impact of natural disasters on a country relative to its economy, taking into account preparedness to deal with such events and social ability to rebound.

If a country's infrastructure is weak and its governance is poor, the economic consequences are that much greater.

The report highlighted the impact on the Philippine economy from storms, landslides, volcanoes and floods, including severe flooding that struck the northern island of Luzon last week.

It also noted the consequences of drought in India, which this year is likely to shave 0.5 percent off the country's gross domestic product (GDP).

The analysis's other benchmark is the absolute exposure to natural hazards, meaning the total bill from a disaster. This is different from relative exposure, which means the economic pain that comes from it.

By the "absolute" yardstick, the countries that face the biggest tabs when natural catastrophes occur are Japan, the United States, China, Taiwan and Mexico.

However, they have greater muscle and stronger institutional means to cope, and this limits the hit to the economy.

"As the global influence of emerging economies increases, the importance of their inherent natural hazard exposure will have wider and deeper global implications," said Maplecroft analyst Helen Hodge.

"The test for emerging and developing economies is to build a stronger capacity to meet the challenge of hazard-prone environments. Failure to do so will risk their ambitious economic growth when the inevitable natural hazards strike."

According to the reinsurance giant Munich Re, 2011 was the costliest year ever for natural disasters, inflicting economic losses of $380 billion. The March 11 2011 earthquake and tsunami accounted for 55 percent of the total.

(AP) ? The Syrian fighter jets swooped in low over the rebel-held town of Azaz Wednesday in two bombing runs that sent panicked civilians fleeing for cover and reduced homes to rubble. Associated Press reporters who witnessed the air raids near the Turkish border saw at least eight dead including a baby and dozens wounded, most of them women and children.

One man was pulled bloodied but alive from the wreckage of destroyed homes.

"God is great! God is great!" yelled his rescuers as he emerged. Then they laid him in a blanket and carried him to a pickup truck.

Nearby, a woman sat on the pile of bricks that once was her home, cradling a dead baby. Two other bodies lay next to her, covered in blankets.

"I saw the plane come down and some missiles fall and then there was smoke all over," said Mohammed Fuad, 18, who lives near the site of the attacks. "When it cleared, we heard screaming and saw rubble all over the streets."

The attack came on the same day the U.N. released a report accusing Syrian President Bashar Assad's forces and their militia backers of war crimes in the killings of more than 100 civilians ? nearly half children ? in the village of Houla in May. It said the civil war was moving in a "brutal" direction on both sides.

About a dozen rebel fighters flocked to the scene, none armed with more than a Kalashnikov assault rifle. At one point, some men started screaming, sparking a panic that the jets were returning and sending the crowd dashing for cover. In the end, it was a false alarm, and all came back to look for more bodies.

The first fighter jet appeared in the sky late in the day and dropped bombs on the town, sending up a huge cloud of smoke. Terrified families tore through the streets. Soon after, a second jet swooped over, dropping another charge that shook downtown.

The blast damaged buildings far beyond the bombing sites. It sheared the front wall off one home, exposing a panicked man and his wife rummaging through their kitchen, where jars of olives and pickles still sat in the cupboards.

Some 15 simple, concrete homes were reduced to a huge expanse of rubble. Scores of men ran to the area, digging for people buried underneath the debris. One group brought a generator and an electrical saw to cut through rebar. A short time later, they found a man, his clothes torn and limbs covered with blood.

Most of the wounded were quickly ferried by cars to the Turkish border, 4 miles north.

The Assad regime is increasingly relying on attack helicopters and fighter jets to target rebels in the countryside around Aleppo, Syria's largest city where rebels and regime forces have been battling for control for several weeks. The regime has been pushed out of towns and villages in a large swath of territory between Aleppo and the Turkish border.

Wednesday's bombings did not appear to hit specific rebel targets, though one of the sites was about one kilometer (mile) away from the local rebels' political and media offices.

Azaz, some 48 kilometers (30 miles) north of Aleppo, considers itself "liberated" since rebel forces pushed the army out in a series of gritty street battles last month. Its largest rebel group, the Northern Storm brigade, runs a prison and the nearby border crossing with Turkey.

Although Syria's rebels have grown adept at ambushing regime troops and tanks, they are largely helpless against the government's air power.

The Soil Association asserted two out of three consumers (65.4 percent) are now knowingly buying organics. Organic food is also becoming more popular in the US. The Organic Trade Nike Air Max 2011 Association recently revealed that sales totalled nearly $14 billion in 2005, almost double the $7.1 billion recorded in 2001. With regards to selecting a franchise, people can own an outlet or deliver products in vans. If franchisees run an organic food shop, they need to ensure the location is best suited for the kind of business. It should be in an area of a town or city that individuals can easily access and in which a many people go. However, with additional food stores in the region may help the business to draw in hungry customers, a lot of would dent profitability ? particularly if they offer organic food ? and so franchisees must look into their competitors at length. If delivering organics, franchisees can function at home or an office, but they should execute extensive researching the market to find out which regions of a town and city and what kinds of use the most organic food so they can be prioritised. Seeing Cheap nike air max 90 a franchised business may benefit people because it will curently have a number of company suppliers and farmers in position to supply the organic food, enabling franchisees to quickly build up a customer base. This is particularly important in the organic food industry as like several organics which are sold, those that produce organic food and sell it has to have a licence to do this and franchisees will not have to bother with their initial suppliers as the franchiser will have checked their credentials. Of course, when looking to usher in new suppliers, franchisees must make sure they?re legally able to sell this food type. In addition, franchisers will train franchisees to know the principles of organic food process, how Cheap Air Max 2011 the food is supplied, for instance a new trend developing is box schemes where framers turn up to your house or shop with goods in a box that you can buy, and the way to market the products to the public. This will enable franchisees to talk with knowledge and confidence about organics to customers, which will increase the likelihood of them using the business again.

A Brief History of Home Visiting in the United States | The Center

In the United States, the origins of home visiting can be traced to several developments in the 1800?s, including the kindergarten, public health nursing and settlement house movements.?? Although there were some broad similarities between the three movements, each had a slightly different focus and used different kinds of individuals to deliver services. Original funding sources were primarily philanthropic, with government funding coming later as programs demonstrated efficacy and grew in size and scope.? Because of the philanthropic sources of funding, a great deal of advocacy to improve the health, education, and environmental conditions of individuals within poverty communities was carried out by the programs. Today?s home visiting programs reflect the important influence and emphases of the pioneering work in the 1800?s. The roots of advocacy and interagency collaboration can also be seen in these early programs.

The early kindergarten movement in the United States, begun in the mid-1800?s, was modeled on the play-based early education programs originated by Friedrich Froebel in Germany in 1837.? In the United States, kindergarten programs were typically focused on immigrant populations living in poverty in large cities (Bhavnagri & Krolikowski, 2000). These kindergartens were funded by philanthropic groups and had teachers who taught young children in the mornings and did home visiting in neighborhoods in the afternoons. Home visiting was designed to teach families about child rearing and how to use toys to stimulate learning, and to build community and family relationships. Teachers acted as family advocates with landlords, local stores, and the government. By the 1930?s, demand increased for kindergartens and there was a shift to morning and afternoon kindergarten sessions and the elimination of the home visiting component.

Another early model of home visiting can be found in the origins of public health nursing in America.? Public health nursing was modeled after nurse home visiting programs in England where trained nurses provided health care and social support in specific geographic regions. Florence Nightingale is generally credited as the first person to use the term ?health nursing? and to develop and promote training for regional nurses in England (Georgia Dept of Human Resources). ?In the United States, community nursing began in the 1870?s with a handful of nurses relying on funding from philanthropies.? ?Lillian Wald coined the term ?public health nurse? and is credited with pioneering public health nursing in the lower east side of Manhattan in the 1890?s (Bekemeier, 2008; Buhler-Wilkerson,1993).? The work was similar to Settlement House efforts and included community activism to address social conditions in impoverished communities.? The public health nursing approach included preventative care and family education until funding shifted from a philanthropic to government base. ?Following the funding shift, the philosophical approach changed to that of a medical model focused on obstetrics, well baby care, and health education. For many years, the focus remained on health care with little attention to the social support that is generally included in nurse home visiting programs in Europe. Government funding contributed to a rapid expansion of the public health nursing workforce in the U.S. from the early 1900?s to the 2000?s.

The Settlement House movement began in American in the 1880?s (Adams, 1910; Weiss, 2006). Through this movement, upper class reformers tried to improve the living conditions of the immigrant poor through a broad reach across social and education programs. They attempted to influence the early education of young children, to provide support for families dealing with health and social crises, and to force improvements in environmental conditions such as housing, parks and playgrounds, and trash collection through legislative advocacy and direct service. Settlement House reformers lived and worked in the poverty communities to both better understand the families being served and to model the behaviors and skills that they believed all individuals should possess.? Wealthy women who were part of the Settlement House movement raised funds for day nurseries, advocated for the development of branch libraries, kindergartens, and night classes, taught homemaking and child care skills, provided homeless shelters, and taught English to new immigrants in urban communities.

The Great Depression in the 1930?s had a huge impact on philanthropic organizations, with more than one in three shutting down between 1929 and 1932. The federal government developed a variety of initiatives to assist the millions of citizens who lost their jobs and their homes (Trattner, 1999).? A prosperous period following World War II led to a decline in interest in funding social initiatives, but there was a resurgence in the 1960?s with the federal ?War on Poverty? and initiatives such as Head Start and Home Start.? Home visiting programs were funded with a focus on social issues such as poverty and teen parenting, and health issues including the increasing rates of very low birthweight babies due to technological advances in medicine.? Home visiting programs in the 1960?s were often focused on ?infant stimulation? intended to reduce intellectual deficits, improve a range of developmental outcomes, and prepare young children for school success.? Many home visiting programs in the 1970?s shifted their focus to include family support with a broader reach towards prevention services aimed at the whole family, harkening back to the days of the Settlement House movement.? These models included attention to access to support services along with promotion of developmentally appropriate parenting practices and parent self-efficacy.

As home visiting programs demonstrated positive outcomes such as reduction in child abuse, recommendations for universal home visiting programs arose in the 1990?s (Krugman, 1993; U.S. Advisory Board on Child Abuse & Neglect, 1991).? Unfortunately, the federal government did not respond to such recommendations, but a wide range of local foundations and state government programs increased their attention and directed funding towards home visiting in poverty communities.? In addition, some state governments provided categorical funding streams for home visiting services aimed at specific populations, such as teen parents and children and families who were part of health and child welfare systems.

Today?s programs may be funded within the mental health, child welfare, early education, physical health, or developmental disability systems or by private foundation dollars focused on one of these systems.? Although linkages and collaborations are essential for effective service delivery, limitations usually exist in the development of seamless systems of care involving all aspects of health and development (Astuto & Allen, 2009; Finello & Poulsen, 2011).? Despite more than 100 years of home visiting services, most programs find themselves battling the same issues as those seen in the 1800?s.? As Gomby and her colleagues (1999) point out, home visiting programs are being asked to solve broad social problems of enormous magnitude while relying upon individual changes in behavior over short periods of time.? Clearly, we need to be more realistic about goals, outcomes, and what should be considered ?success? in the delivery of home visiting services to families over a short period of time.

Cookout or Takeout?

You know those times when you have the urge to grill out, but then you think to yourself, ?that?s way too much work? and besides, ?I don?t just want hamburgers and hotdogs, I also want corndogs, barbecue and milkshakes???well, don?t fret, Cookout Restaurant, ?Cooked Outdoors Style,? is here to save the day!

Or should I say Flip?N Burg-R?

Okay, so here?s the deal.? Some Harrisonburg business genius opened perhaps the worst named and executed QSR (Quick Service Restaurant) ever in Harrisonburg last year.? Their shtick was hamburgers, hotdogs, barbecue, chicken sandwiches and milkshakes.? Except that they spelled each of these with an absurd and confounding array of dashes and ill-placed CaPit-l letters.

Flip?N Burg-R was supposed to be the launch of a new chain operation and a franchise opportunity for other rich people with no business going into the restaurant industry.? The adage remains, ?A fool and his money are soon parted.?? Flip?N Burg-R closed after 6 months, garnering one-and-a-half stars on both UrbanSpoon and Yelp.? After it opened The Breeze ran an article with the headline, ?New restaurant Flip-N Burg-R fails to impress?.

My first thought was that perhaps the business model itself was a bit too all over the place.? The menu was a nightmare to read, especially having to decipher their illogical spelling.? I tried it once and found my barbecue sandwich with a side of corndog to be underwhelming to say the least.

Owner Bruce Forbes claimed that the reasons for the closure were the ? percent increase in Harrisonburg?s meals tax and restrictive sign ordinances.? Not the product, not the concept, not the execution.? Funny thing?there?s actually a book called Flip-N-Burgers, on QSR restaurant management, which I?m sure he never read.

What?s interesting is that Harrisonburg?s Flip?N Burg-R was a total flip-n rip on Greensboro?s Cookout.? It?s exactly the same concept and almost exactly the same menu.? It would have been weird, to say the least, to have both restaurants in Harrisonburg at the same time.? Either way, it?s going to be a tough pill for Forbes to swallow when and if Cookout thrives in Harrisonburg, despite operating under the same meals tax and sign ordinances.

So, back to Cookout.? I?m not saying it?s a better restaurant in which to dine.? It is a better restaurant in that they have over 100 locations and any country-ass fast-food-loving idiot can read the menu.? They use ?fresh fruit? in some of their milkshakes.? They use fresh ground beef cooked to order (making it a slightly longer ticket time than other fast food joints).? And they use ?real chicken? instead of all that fake chicken.? The prices are definitely cheap, which is the only value some people know how to assess.? Just remember, you get what you pay for.

Interestingly, despite having so many locations in SC, NC and VA, Cookout does not have a website.? Strangely enough, instead there are two websites online posted by fans of the restaurant: www.cookoutnc.com?and eatcookout.com.?? Each of these sites has a menu and the corporate 1-800 number.? And, each of these sites has a Nutrition Facts tab, which when clicked reads ?Coming Soon!?? It?s probably not, and if you?re concerned about your nutrition you shouldn?t be eating there anyway.

While I?m not really down with fast food ?cooked outdoors style,? I am totally down with a Cheerwine float.? So maybe I?ll see you there?

Miami Real Estate ? What Is A Passive House? Miami Has Them?

August 13th, 2012

What Is?A Passive House?? Are There Any Passive Homes In Miami?

A passive house is?described as a ?super well insulated, airtight home,??empowered ?to cut energy consumption by 90%.

The origin of the term was ?Passivhaus? and it is a strict high-efficiency building standard developed in Germany in the ?80?s.? It is about achieving a standard of energy efficiency in a building which reduces the building?s ecological footprint.

passivhaus miami south florida - real estate - green house - ecofriendlyThe objective of this movement is to build structures which require little energy for heating or cooling of? our spaces.? It is approached as part of the process of the design, then becomes a component of ??the architectural design.? The passive building idea is more often associated with new buildings but it is also used for refurbishing structures.

Most of the passive house buildings in the world have been built in Germany, the Scandinavian countries and New Zealand.? The German Passivhaus Institute is presently at odds with the American Passive House Institute, on account of the American counterparts? proposal to relax certain standards.

Cost Of Passive Houses

A Passive House costs more to build than the average house.? A home buyer has a choice between a house that will cost thousands of dollars a year to heat or cool versus a high performance house that will cost very little to heat or cool.? Access to solar energy, superinsulation, advanced window technology, air tightness, ?energy recovery ventilation are all components of the passive design.

Passive Houses In Tropical Climates: e.g. Miami!

Passive Houses in tropical climates are very much in the developmental stage not to say in a ?wish? stage!? Considering Miami?s population density, continued growth and construction, and what it takes to cool our homes, wouldn?t it be brilliant to allocate some thought and resources?to this building type for Miami?s future?? I know little or nothing about Passive Houses; however, the thought they might help lighten the impact of Miami?s buildings and endless construction?on the environment is exciting!

I couldn?t find any trait of a Passive House in Miami, do we have any?

A Passive House is a vehicle to achieving a net-zero energy building!

BOLT'S BATON

Usain Bolt thought he'd been stymied by another one of the pesky rules at the London Games.

He asked to keep the baton from the world record 4x100 men's relay team Saturday night and was told no by an Olympics officials. The crowd booed, and Bolt walked away disgusted.

Eventually, it was returned.

"I asked and I guess somebody talked to the guy and said you need to give him that back. So I got it," Bolt said.

Bolt said its the first baton he's ever asked for, and he asked his three Jamaican teammates to sign it. They also posed for a picture he plans to frame and hang with the baton.

Bolt said the only other picture he has in his home is of the relay handoff four years ago in Beijing.

Blake said Bolt's desire to get the baton showed his teammates how special the night was to the six-time gold medalist.

"He's not sure about the next Olympics. He say he want a legacy of his own; he want to start his collection," Blake said. "That's why he wanted the baton so much, so all us can sign it and he can frame it."

Tap Water - Health, Fitness, and Sports

Do you drink tap water? If yes or no, why? What do you think about tap water and if you drink other kinds of water, why do you drink that water?

I drink tap water when I don't have a working filter. I dislike it, because it tastes dirty, and it's too hard. After about 6 hours of sitting out in a glass it tastes even worse. With filtered water the taste is cleaner, crisper, lighter, and doesn't go bad as quick. I feel like I am drinking healthier water when drinking it filtered.

CareCrunch Answers ? Answers Archive ? Condos vs Homes ...

The Geography Factor
Some areas, particularly rural areas, simply don?t possess a considerable number of condominiums to make that option a viable consideration. Other areas, like Brand new York or other densely populated urban areas present a short supply of single-family homes. Suburban markets like Huntington Beach supply a large selection of options for both houses and condos. Currently there are about an equal amount of homes and condos for sale in the Huntington Beach real-estate market. An additional geographic factor to take into account is proximity to work, shopping and schools. Senior inhabitants who no more drive might be much happier in a condo near to everything than in a single-family home in a secluded area.

Life-style Factors

The choice between a condo and a house is influenced by your stage of life. A young couple, just beginning out and with limited funds and no plans for beginning a family could find a condo the better option. A residence can be just the ticket, too, for the empty nesters who look forward to a spot with less servicing and yard work. The single-family house option has strong appeal to families in the kid raising step of life. A detached house with a yard and perhaps even a pool has positive aspects for families with kids who need room to play. Aside from family size, from time to time attitudes towards maintenance, preservation and yard work will factor in the decision to buy a house or a condo. Another factor to take into account is amenities. Some condo complexes present swimming pools and possibly tennis courts that might be very challenging to afford when purchasing a single-family home.

Investment Potential

Condos and single-family homes both respond to market situations. When costing is rising they both appreciate in value. When price ranges fall, both lose value. Overall, in a suburban area for instance Huntington Beach, condos tend to be less expensive to purchase than single-family houses yet both respond to market imbalances. As an example , in the Huntington Seaside real-estate market since the 1st of the year 279 single-family homes have sold. The average sales price range was $704,638. The maximum expense for a home sold during that period was $3,500,000 and the minimum sales price was $240,000. During that same period, 180 condominiums sold for an average fee of $347,917. The maximum expense for a condo sold during that period was =$1,175,000 and the minimum price range was $60,000. All of these figures show a fantastic variation in both homes and condos with each supplying high-end, moderate and inexpensive options. For individuals who can?t think of $240,000 for a house as being low cost, keep in mind that Huntington Seaside is right on the coast in Southern California.

Georgette Adanas has been writing articles on Huntington Beach condos for sale since 2004.

Democratic Party platform group backs gay marriage

DETROIT (AP) ? The national Democratic Party's platform committee has endorsed gay marriage for the first time.

The platform committee met Saturday in Detroit and let stand the work of a separate group that drafted the section two weeks ago in Minneapolis.

The document says Democrats support "marriage equality" and the "movement to secure equal treatment under law for same-sex couples." The platform is a broad statement of the party's priorities and next goes to the national convention next month in North Carolina.

Platform committee member Scott Dibble of Minnesota says support for gay marriage will attract young people to the Democratic Party. In May, President Barack Obama said he personally supported same-sex unions.

The platform also calls for repeal of a federal law that recognizes marriage as between a man and woman.
